When it comes to your rent, it's important to know that the amount is based on the cost of living for all private households in Germany. The Federal Statistical Office is the body that calculates the cost-of-living index and presents it in the form of the consumer price index (CPI). So, if this increases, the rent also rises by the same amount. If you have agreed an index-linked rent, your landlord is obliged to inform you in advance and in writing of the rent increase. And don't worry, there's a gap of at least one year between two rent increases.

Once we have received your request, you will be granted online access to our digital rental portal. Here you will be able to complete a self-disclosure form and upload the necessary documentation. Once these documents have been checked, Comood will send you a digital rental agreement to sign.

The rental period is generally unlimited. When renting, you have to decide whether you want to rent for up to 6 months or whether you already know that you will be staying longer. It will be cheaper for you to rent for a longer period. You then have to commit to renting for at least 12 months. Even if you initially only decide on 6 months, you can always sign a further open-ended contract after that.

As a tenant with Netflats, you will receive a landlord's confirmation of residence for registration purposes at all properties.

When the apartment is inspected, it is checked to make sure it is in good condition. If it is, the keys are given to the landlord. You must move all your personal belongings out of the apartment.

Since 2002, the statutory notice period has been three months, although in some cases individual notice periods have been agreed for older rental contracts, or the statutory notice periods applicable at the time have been formulated in full. In such cases, the aforementioned notice periods apply.Notice of termination must be given in writing and signed by hand by all parties to the contract.
In order for the notice to take effect at the end of the following month (in the case of the statutory three-month notice period), it must be received by us by the third working day of each month. The date of receipt by us is decisive, not the date of dispatch or the postmark. For example, if we receive your notice of termination on the fifth working day of May, the tenancy will end on 30. August that year. If the notice is received by the third working day of May, the tenancy will end on 31. July that year.

Requests for shortening of the notice period must be submitted in writing, quoting the relevant contract number. It is imperative that all contractual partners who have signed the notice of termination also sign this request. Please provide the reason for wanting to shorten the notice period in your request.If you have a prospective tenant for the apartment, you are welcome to provide us with their contact details. Upon receipt of your written request, we will conduct a thorough review and respond with our decision promptly.

If your pet is a small animal, you do not require our landlord's permission, provided the animal is not a dog or cat. Small animals include budgies, hamsters, rabbits, guinea pigs, gerbils and ornamental fish.Dogs and cats are not considered small animals and you will need our permission for them. Whether or not we grant permission depends on the number of animals in your household and, in the case of dogs, on their breed. It is essential for all tenants to coexist harmoniously, and as such, any disturbance or nuisance caused by your pet may result in the revocation of permission.
